Sell Your Home By Smell 

We all know the smell of baking bread and fresh coffee is meant to help sell our home. However, we've found in a recent MFI survey, that it's actually the clean smells of pine and oranges and the exotic smells of lemongrass and lime that really wake up the senses. 

In fact over half of the 1000 people who completed the survey put pine at the top of the list of favourite fragrances with oranges, vanilla, lemongrass and lime liked by over a third. 

Cooking smells are often a turn-off - think boiled cabbage and burnt toast - yet basil and black pepper were also mentioned in the list of the smells most likely to create a homely atmosphere. 

Once a home has been moved into, we wanted to find out which rooms came top of the list when it came to a make-over. Not surprisingly, it's the kitchen and lounge (two of the most often used rooms) that are changed immediately. So if you're thinking of selling, it may be wise to make sure that these two rooms have the most neutral colour schemes so as not to put off potential buyers. There seems to be a North/South divide on this too, with Southerners stamping their personality onto the kitchen first, and Northerners concentrating on the lounge. 

Here are our five top tips for ensuring sale success.
  1. Unclutter your living areas and remove furniture to make rooms feel more spacious and show off their potential. 

  2. Keep pets out of sight and children quietly entertained. 

  3. Light the way to the front door and make sure it's tidy and freshly painted. 

  4. Lead visitors into rooms instead of following them - believe it or not this will make the room appear larger. 

  5. Turn off the TV and radio to allow your prospective buyer time to think and make notes without distraction.  

The survey was carried out in Jan/Feb 2001 by NOP using 1000 respondents nationwide.
